The Dubai real estate market is showing signs of stabilisation, according to Cushman & Wakefield Core. Prathyusha Gurrapu, Head of Research and Consulting, noted, “While off-plan sales continue to surge, the secondary market is gradually stabilising.” She added, “In Q2 2024, off-plan transactions significantly outpaced secondary market deals, reflecting a shift in investor interest.”

Property prices have risen for the 16th consecutive quarter, up 21% year-on-year, with ultra-prime properties remaining strong. However, Gurrapu observed that “handovers dropped in Q2, though a rebound is expected later in the year.” She also highlighted that “new project launches have increased by 42% year-on-year, although handovers have been more moderate.”

On pricing trends, Gurrapu remarked, “Primary off-plan prices are slightly higher than secondary prices, suggesting some sellers are struggling to match initial market values.” She pointed out that the market is adjusting with a 7% quarterly decline in median listing prices since Q3 2023.

Regarding rental trends, Cushman & Wakefield Core reported that “villa rents have levelled outwith a 13% increase, while apartment rents have surged by 22%.” Gurrapu concluded, “Despite rising rents, more tenants are renewing leases, indicating affordability concerns.”
