Dubai’s urbanisation continues with the unveiling of two new bridges by the RTA, improving accessibility for Jumeirah Golf Estates and Dubai Production City. These bridges, part of the Garn Al Sabkha-Sheikh Mohammed bin Zayed Road intersection project, aim to ease traffic and enhance connectivity.

The first bridge, spanning 601 meters, links Garn Al Sabkha to Sheikh Mohammed bin Zayed Road, handling 3,200 vehicles per hour. The second, 664 meters, connects Sheikh Mohammed bin Zayed Road to Al Yalayes Street and Jebel Ali, significantly reducing travel times.

The project, set to complete in October 2024 with the opening of a final 943-meter bridge, is expected to reduce travel time by 40%, enhancing daily commutes and further boosting real estate attractiveness in the surrounding areas.

The journey from Garn Al Sabkha to Sheikh Mohammed bin Zayed Road will now take just 12 minutes instead of 20 during peak hours, a 40% improvement. For drivers travelling from Sheikh Mohammed bin Zayed Road to Al Yalayes Street and Jebel Ali Port, travel time will decrease by 70% — from 21 minutes to just 7 minutes. These figures indicate a substantial reduction in traffic congestion and an increase in the efficiency of the transport system.

The transport improvements will greatly enhance the appeal of nearby areas for both tenants and investors. Neighbouring residential communities such as Jumeirah Golf Estates, Dubai Production City, JLT, and Al Furjan will become even more desirable places to live, thanks to improved transport links. Reduced travel times and better infrastructure will drive demand for rental properties and increase investment interest in real estate.
